Scheduling around your operations
The right shift depends on how your space is used, not just what it looks like. A day porter makes sense for a retail location or medical office where restrooms and high-traffic surfaces need touch-ups while the doors are open — someone visible, on a light rotating schedule, who doesn’t interrupt customers or patients. An evening or overnight crew makes more sense for a full office reset: vacuuming, floor work and detail cleaning done after the last employee leaves, so the space is ready before the first person badges in the next morning. For HOA common areas, we often land somewhere in between — early morning or midday visits timed around when the building is quietest. We’ll talk through your traffic patterns and business hours before proposing a schedule rather than defaulting to one shift for every property.
COI, insurance and access
Every commercial account gets a Certificate of Insurance naming your property or management company as an additional insured — most clients need this before a lease or vendor agreement will let us on site, and we can usually turn it around within 24 hours of the request. We carry general liability and bonding insurance as a licensed Florida cleaning company. On access: some clients hand over a key or gate code directly, others route us through a building concierge or property manager, and HOA and condo properties often have their own vendor sign-in and insurance-documentation requirements — we’re used to working within those and will supply whatever paperwork your building or association needs ahead of the first visit.
Pricing from $0.10/sq ft — and what moves it
Commercial cleaning starts from $0.10 per square foot, with the final rate shaped by a handful of factors: how often we’re coming (nightly, weekly, biweekly), the floor type and finish (carpet vs. hard surface vs. specialty flooring), the number of restrooms relative to square footage, and whether the space has a higher sanitizing bar — medical and fitness spaces typically run above a standard office rate because of restroom volume and high-touch surface density. Occupied hours matter too; overnight work can cost more than a day-porter arrangement depending on staffing needs.
