Post-construction cleaning isn’t a bigger version of a regular house cleaning; it’s a different job, with a different order of operations, different tools, and a different definition of finished.
Rough clean vs. final clean
Most general contractors book us twice. The rough clean happens after framing, drywall hang and taping/mudding, before trim, cabinetry, flooring and paint go in. The goal isn’t spotless — it’s workable: we haul bulk debris to a staging area or dumpster, sweep and vacuum floors so the next trades aren’t tracking grit into fresh work, and knock down the worst of the dust so painters aren’t rolling primer over a film of gypsum. The final clean happens after the punch list closes — every touch-up, every caulk line, every last coat of paint. This is the detail pass: HEPA vacuuming every surface and vent, degreasing fixtures, pulling adhesive and paint flecks off glass and tile, and leaving the property walkthrough-ready. Skipping the rough clean usually costs more in the end, because dust and debris get ground into finishes that are far harder to correct once they’re installed.

How drywall dust actually behaves — and why it comes back
Gypsum dust from sanding drywall mud is extremely fine. It clings with a static charge, drifts on the smallest air current, and works into anything with a seam: cabinet boxes, outlet boxes, HVAC returns, ceiling fan housings. That matters in South Florida, where the AC runs nearly year-round — every cycle pulls dust through the return, and some of it recirculates through the supply vents and resettles on surfaces you just cleaned. That’s the biggest reason a final clean done too early looks great for a day and dusty again by the weekend. We time final cleans after the HVAC has run post-drywall for a stretch, use HEPA filtration that captures the sub-micron particles a shop vacuum just pushes back into the air, and clean vents and fan blades as part of the pass, not an afterthought.
Scheduling with your general contractor
Construction schedules move — inspection backlogs, hurricane-season delays and permitting can push a punch list by a week or two with little notice. We build that flexibility in: we’ll pencil in a rough clean and a tentative final clean date up front, then reconfirm 48 hours before each visit. If your final clean lands right after touch-up sanding or a last coat of paint, tell us — we’ll push the visit or plan a lighter re-pass a few days later once that dust has settled and cycled through the HVAC. We work Monday through Saturday, 7am to 7pm, with same-day and weekend availability when a closing or move-in date is tight.
What we don’t do
We’re a finishing cleaning service, not a hazardous-material abatement company. Confirmed asbestos, active mold remediation or lead paint removal has to happen before we step on site, and we’re glad to recommend abatement partners we trust. Once that work is signed off, we come back in for the rough or final clean as normal.
Pricing and how it’s quoted
Post-construction cleaning is quoted per square foot, not off a flat menu price — the condition of a site after framing is nothing like a site after a full kitchen renovation with tile debris and overspray. We price by phase, rough and final quoted separately, based on square footage and the debris and dust load we’re walking into.
